In the current real estate environment there are many fantastic commercial real estate investment possibilities. The Media seems to only cover residential real estate and ignores the commercial real estate investment vehicle is often ignored. As most of you know I structure commercial financing for investors. In the past quarter business is up 300% over the combined previous three quarters. This little talked about piece of the real estate market is an opportunity for all investors big and small.
The commercial mortgage industry has not suffered the same pain as the residential market. The residential market will still be trying to correct itself over the next few years. This makes the commercial real estate market an investment vehicle to look at.
Unlike the residential market the commercial market financing is based upon rent roll income and not necessarily loan to value. The monthly income that a commercial property can provide is often times much greater that a residential property. If a building is currently 60% leased then these properties become much easier to structure financing.
